First Home Buyer’s Guide to New Plymouth & Taranaki.

First Home Buyer’s Guide to New Plymouth & Taranaki.

Buying your first home is a big decision anywhere in New Zealand, but buying in New Plymouth or the wider Taranaki region means understanding the local area, property prices and the method behind how properties are sold before you start visiting open homes.

What’s Actually Available to First Home Buyers in 2026

If you’ve been reading up on this for a while, you might still be expecting a cash grant from the Government. Worth clearing up early, the First Home Grant closed to new applications back in May 2024 and hasn’t been replaced. If you’re seeing that mentioned as a current option anywhere online, it’s out of date.

What’s still very much on the table:

  • KiwiSaver first home withdrawal – if you’ve been a KiwiSaver member for at least three years, you can pull out most of your balance (leaving a $1,000 minimum) to put towards your deposit. There’s no cap on how much you can withdraw.
  • The First Home Loan – backed by Kāinga Ora, this lets eligible buyers purchase with as little as a 5% deposit through a handful of participating lenders, instead of the usual 20% most banks ask for.

Used together, KiwiSaver and the First Home Loan can be a genuinely powerful combination for getting into a first home sooner, you can obtain a pre-approval in advance, and the lending rates are generally more favourable.

The Local Numbers: New Plymouth & Taranaki House Prices

Taranaki’s median house price sits around $610,000, with New Plymouth District, the most expensive part of the region, sitting higher again at roughly $670,000. Prices vary a lot by area, coastal spots like Oakura and Fitzroy run well above that, while Waitara, Inglewood, Stratford and parts of South Taranaki offer more affordable entry points.

Eligibility at a Glance

To use the First Home Loan, you’ll generally need to:

  • Have a household income under the current caps (these apply to the First Home Loan, not the KiwiSaver withdrawal itself)
  • Not currently own a home or other property
  • Be planning to live in the property as your main residence
  • Have been in current employment for the last 12 months or in the same industry for the last two years. There are exceptions.

Why a Local Mortgage Adviser Makes a Difference Here

Every bank and non-bank lender in New Zealand has its own appetite for First Home Loan applications, its own servicing tests, and its own view on things. Walking into one bank branch means you only see one lender’s view of your situation.

As a mortgage adviser based right here in New Plymouth, part of the job is knowing which lenders are actually saying yes to first home buyers in Taranaki this month.

Frequently Asked Questions:

How much deposit do I actually need to buy in New Plymouth? Standard bank lending generally asks for 20%, but the First Home Loan allows eligible buyers to purchase with as little as 5%, subject to income caps and eligibility. If you do not meet the First Home Loan criteria, there are other options we can explore with less than a 20% deposit.

Can I use my KiwiSaver for a rental property? No. The KiwiSaver first home withdrawal can only be used for a property you intend to live in as your main home, not an investment property.

Can I have flatmates? Yes, some banks allow for more than one, and the income you collect can help towards your overall affordability.

Can friends or family buy a home together in New Plymouth?
Yes, co-ownership between friends, siblings, or generations (parents and adult children buying together) is increasingly common as a way to get onto the property ladder.
